Equipment and fit out

How much does a cool room cost in Australia?

About A$5,400 to A$10,900 supply only, median A$7,809 across 15 Australian listings read in October 2026, and rating the identical box to freezing adds another 8.5% to 28.6%.

Skai Solutions read the listings rather than repeating a range, because the figure operators actually want, what freezing the same footprint costs, is never published. Below: the real price band, the matched pair arithmetic, every line the quote leaves out, and the running cost that over ten years exceeds the purchase price.

How much does a cool room cost in Australia?

We read 15 live listings from an Australian hospitality equipment catalogue on 22 October 2026. Cool rooms ran from A$5,413 to A$10,889, with the median at A$7,809. Freezer rooms in the same catalogue ran from A$8,469 to A$13,310, median A$11,879.

Freezer rooms6A$8,469A$9,569A$11,879A$12,621A$13,310

Read that as a band, not a quote. Those are listed prices, which on Australian retail normally include GST, and they are supply only. No delivery, no crane, no slab, no electrician, no install. A second dated source, the HospitalityHub cool room and freezer room buying guide, updated 24 April 2025, puts a standard modular cool room at A$6,000 to A$15,000 and a freezer room with heavy duty insulation at A$8,000 to over A$25,000. Those are 18 month old figures and the upper end is where install, custom sizing and three phase power live.

The number nobody publishes: what freezing the same box costs

Cool rooms and freezer rooms are almost always priced on separate pages, so the one figure an operator actually wants, the cost of rating the same room to freezing, never gets written down. We pulled the matched pairs out of one catalogue on one day. Same footprint, same supplier, same morning.

FootprintCool roomFreezer roomPremium
2000 x 2000 x 2400 mmA$7,808.90A$8,468.90A$660, 8.5%
2400 x 2400 x 2400 mmA$9,238.90A$11,878.90A$2,640, 28.6%
3000 x 2000 x 2400 mmA$9,238.90A$11,878.90A$2,640, 28.6%

This is our arithmetic on published listing prices, so treat it as ours. Two things fall out of it. The premium is 8.5% at the smallest size and 28.6% at both larger ones, so it widens with the room rather than staying proportional. And the jump is not smooth: there is a step between the 2 metre square room and everything above it, which is the point where the refrigeration package changes rather than the panels.

If you are deciding between a cool room with a reach in freezer beside it and a dedicated freezer room, that A$2,640 is the figure to put against the alternative, not the headline price.

What the quote does not include, and what each piece adds

Every line below moves the installed price away from the listing price. We are not putting a dollar figure on the ones we cannot source, because a made up install cost is worse than no install cost.

Install time is 1 to 2 days for a modular room and up to 2 weeks for a custom build, per the same guide. That matters if the room is going in while you are trading.

What does a cool room cost to run each year?

This is where the real money is, and it is the part most budgets leave out entirely. The buying guide puts running cost at A$2 to A$8 a day per cubic metre, and a small cool room at 4 to 6 kilowatt hours a day. A large freezer room is 20 to 30 or more.

Work it through on our own numbers, with the inputs stated so you can swap yours in. A 2m x 2m x 2.4m room is 9.6 cubic metres. At 5 kilowatt hours a day and the 45.2 cents a kilowatt hour Sydney small business rate we use on our restaurant electricity cost page, that is about A$2.26 a day. Over a year, about A$825.

A$825 a year against a A$7,809 median purchase price is roughly 11% of the buy price, every year, forever. Which means over a ten year life the electricity costs more than the room did. A large freezer room at 25 kilowatt hours a day on the same rate is about A$11.30 a day, A$4,125 a year, and now the running cost dwarfs everything.

Two practical consequences. First, panel thickness and condenser efficiency are not upsells on a room you will keep for a decade. Second, a cool room runs 168 hours a week whatever your trading hours are, which is why it shows up as a fixed cost in restaurant overhead costs rather than a cost per cover.

What temperature should a cool room run at, and is there a legal number?

Suppliers advertise cool rooms at +1C to +10C and freezer rooms at -18C to -25C. Those are equipment specifications, not legal thresholds, and the difference matters when an inspector is standing in your kitchen.

What Australian food law actually requires is this. Food Standards Australia New Zealand states that "potentially hazardous food must always be at 5C or colder, or 60C or hotter to keep it safe", on a page last updated 30 September 2025. That is the number your cool room has to hold, and 5C or colder is tighter than the top of the advertised +1C to +10C range. A room sitting at 8C is working as sold and failing the Code.

For the freezer there is no number at all. We checked both of the FSANZ storage pages on 22 October 2026 and the only frozen food instruction on either of them is, in FSANZ's own words, "make sure frozen food stays frozen hard". No figure. So -18C is the operating point freezer rooms are sold against, not a rule you can be measured on. If a room is holding food frozen hard it is doing its job. More on what happens when it stops is on our page on a commercial fridge that stops cooling.

Buy, or spend the money somewhere else?

Skai Solutions sells an AI phone agent, so take this as an interested party talking. But the honest version is that a cool room is rarely the highest return item on a fit out list, and we will say which reader should skip it.

If your storage problem is a Thursday delivery that does not fit, two reach in fridges at a few thousand dollars each solve it without an electrician or a slab. A cool room earns its A$7,809 when you are buying in bulk at a lower unit price, when you are prepping ahead to cut labour on service, or when a delivery schedule is forcing you to pay more per kilo than you need to. Those are measurable. "More space" is not.

Where it sits in a whole fit out is covered on our commercial kitchen equipment cost page, and the building side on cafe fit out cost.

The cheaper thing most venues have not done

A cool room is a bet on volume you already have. The calls you did not answer are volume you are losing now, at no capital cost to recover. A booking enquiry that rings out during prep is gone, and nothing in a cool room brings it back.

A Skai Solutions AI phone agent answers every call, including through prep, through service and after close, takes the booking into your system and is live in five days. Against A$825 a year of electricity for a room you may not need yet, it is the cheaper experiment to run first.

Questions operators ask about cool room costs

How much does a cool room cost in Australia?

Across 15 live Australian listings read on 22 October 2026, cool rooms ran A$5,413 to A$10,889 with a median of A$7,809, and freezer rooms ran A$8,469 to A$13,310 with a median of A$11,879. Those are listed supply only prices. A separate buying guide updated 24 April 2025 puts a standard modular cool room at A$6,000 to A$15,000 once build quality and size vary.

How much more does a freezer room cost than a cool room?

On three matched footprints in one catalogue on one day, 8.5% to 28.6% more. A 2000 x 2000 x 2400 mm room was A$7,808.90 as a cool room and A$8,468.90 as a freezer room, a A$660 difference, while the 2400 x 2400 x 2400 mm pair differed by A$2,640. The premium widens with size.

What does a cool room cost to run per year?

On our own arithmetic with the inputs stated: a 2m x 2m x 2.4m room using 5 kilowatt hours a day at 45.2 cents a kilowatt hour is about A$2.26 a day, roughly A$825 a year. That is about 11% of the median purchase price every year. A large freezer room at 25 kilowatt hours a day is closer to A$4,125 a year.

Is the listed price the installed price?

No. Listed prices are supply only. They exclude delivery, access, slab or floor preparation, the dedicated 15 to 20 amp circuit the room needs, three phase power for larger rooms, and the install itself. Modular rooms take 1 to 2 days to install and custom builds up to 2 weeks.

What temperature does a cool room have to be in Australia?

Food Standards Australia New Zealand requires potentially hazardous food to be at 5C or colder, or 60C or hotter. Suppliers advertise cool rooms across +1C to +10C, so a room running at the top of its advertised range is still breaching the Code. Set the room to hold food at or below 5C and verify with a probe, not the door display.

Is there a legal freezer temperature in Australia?

We checked both FSANZ storage pages on 22 October 2026 and found no figure. The only frozen food instruction is to make sure frozen food stays frozen hard. The -18C commonly quoted is the operating point freezer equipment is sold against, not an Australian legal threshold. New Zealand venues work to a food control plan under the Food Act 2014 and we have not verified the position there.

How thick should cool room panels be?

Panels are sold in 75mm to 150mm. Thicker panel costs more to buy and less to run, and since a decade of electricity on a small room costs more than the room did, the thicker panel is usually the cheaper decision over the life of the asset. For a freezer room the heavier insulation is not optional.

Do I need a cool room or will fridges do?

If the problem is one delivery a week that does not fit, two reach in fridges solve it without an electrician or a slab. A cool room earns its price when bulk buying lowers your unit cost, when prepping ahead cuts labour on service, or when your delivery schedule is forcing you to pay more per kilo. More space on its own is not a return.
